Life is simply beautiful at the beach. And that is our orienting theme at Xandari Pearl on Mararikulam Beach, rated one of the top five "Hammock Beaches" in the world by National Geographic. Here at this ‘secret’ locale, in the company of those you most want to be with, simplicity is the perfect setting. The white sands, the truant sea breeze ruffling your hair, and the skies showing off their colours as you sit down to a plate of the day’s catch cooked your way - the seaside story is yours to share. A Pearl beyond price: a simple, organic, comforting, private hideaway.
A short drive from Xandari Riverscapes - our houseboat operation on Lake Vembanad - Xandari Pearl comprises 27 villas spread across 18 acres of the quaint fishing village of Mararikulam. You are never too far from the sea in any of our 27 villas, twelve of which have private plunge pools. Nestled in large gardens, the villas are a statement in comfort and privacy. Designed to accommodate two, all villas are crafted with the concept of laidback luxury in a lush, natural setting: bathrooms with an open to the air shower area and a dining spot in a sand-lined patio. Additionally, each villa has a comfortable garden-facing desk and a complimentary mini-bar. Once inside the curved walls of your villa, lounge in the hammock outdoors with a book or savour the indulgence of a shower open to the sky.

Xandari Riverscapes is your entry into the stunning ecosystem that thrives and flourishes along the Vembanad - the largest lake in Kerala and the longest in India.
Our fleet of 9 traditional houseboats, called "kettuvallams", are designed to complement the tranquil passage on the picturesque backwaters. They are built with wood harvested from local jackfruit tree plantations, hand-stitched by local craftsmen with coconut fiber rope (coir) and strengthened with fish oil—a tradition pre-dating industrial engineering techniques but proving stronger than modern alternatives. We are committed to keeping this knowledge and traditions alive, with your support.
Each houseboat is furnished comfortably and attractively while hewing close to tradition. The boats have one, two or three air-conditioned bedrooms. All have an open-air living area and a fully- equipped kitchen. From the viewing deck, or through your bedroom’s picture window, and on a canoe through the backwater heartland, you will see simplicity in action, and the result is immediate: slow down, de-stress, rejuvenate.
Meals are an essential part of the Xandari Riverscapes experience. With your backwater excursion beginning at noon, sit down to a delectable lunch of classic Kerala cuisine cooked on board. Dinner comes calling under starlit skies on clear nights, at the spot where your boat rests to watch the day close out. Rise to the sight of sun rays dancing into your bedrooms, and watch the day unfold as the boat sails past a day in the life of the backwater country.
XANDARI HARBOUR

Gateway to the oldest Jewish community in the world and the last vestiges of colonialism, Mattanchery is anchored in history. Its identity as the nucleus of a spice trade spanning centuries breathes today in still-standing godowns and warehouses. Straddling Bazar Road, these structures once stocked spices like pepper and cinnamon before traders moved across the harbour, to the thriving city of Ernakulam. The bustle of trade lulled, several of the buildings crumbled away and others waited - with downed shutters - for a new calling.
The century-old warehouses that make up Xandari Harbour are some of the last. Preceding MLHS' conservation-focussed thinking, the three buildings that comprise the property served different purposes. One served as a chummery or lodging house for ship captains, eventually becoming a modest hotel. The other waterfront godowns housed spices and groceries like rice before they were used by fishermen as pass-through.
Respectfully restored and largely untouched, the buildings and their maritime legacy find a renewed being today in Xandari Harbour. This 16-room gem box of a hotel is walkable distance from Calvathy boat jetty and midway between Vasco da Gama Square and the famous Dutch Palace.
Views of the harbour and a bustling spice trade mark the 14 tastefully done guestrooms and 2 suites. From the spectacular Harbour Suite – with water views on three sides - watch colorful fishing boats head out to sea. The Spice Suite also looks over the water, with the added feature of offering snapshots of Bazaar Road. Of the 14 guestrooms, four are on the waterfront, four have private gardens and the rest have large picture windows that frame panoramas of blue and the vibrant colours of trade. The infinity pool in the center of the property, which seems to float on the edge of Kochi harbour, offers the perfect place to refresh after a day on the town.
The restaurant at Xandari Harbour is called 51 - named after the building number of the spice warehouse that it is housed in. The award winning heritage structure is restored as a fitting tribute to the spice route.
The delectable fare offered at Restaurant 51 has reflections of the food and cuisine along the Spice Route. Our Chef uses locally sourced fresh produce to create an array of edibles that have traces of Dutch, Portuguese and English cuisine in them, combined with the rich legacy of traditional Kerala recipes.
Xandari Harbour is a nostalgic reminder of ancient sea routes and trade; of visitors and kindred who left a mark on the landscape, faith, and culture of the land.
This is the firm anchorage of our conservation story.

Art and architecture are highlights of the Xandari experience in Costa Rica. 24 spacious villas nestled on a 40-acre plantation are surrounded by lush gardens, with terraces facing spectacular views of Costa Rica’s majestic Central Valley day and night. Each villa is a unique design, with tropical colours and contemporary design.
A private forest reserve with rivers, five natural waterfalls, and 2.5 miles of trails offers excellent hiking, birding, and communion with nature. Three pools, each with a unique view of coffee plantations, provide added incentive for a morning swim. Or, start your day in our Yoga studio and save your swim for later at our sunset pool. Wide range of natural treatments are offered in private jalapas at the Spa Village, each featuring a hot-tub overlooking forest and valley at 3,900 ft.
The Ayura Wellness treatments are known to be some of the best in Costa Rica and done with all natural ingredients. Each of our five private, palm-roofed jalapas has its own hot tub and massage table, where you can enjoy one of our many treatment options, from scrubs to massages, with a full view of the open valley. Enjoy your spa experience to the fullest, relax in the warm jacuzzi. Yoga sessions are readily available in the studio.
Xandari's terrace restaurant features a variety of healthy choices, from Costa Rican specialties to Mediterranean and Californinan cuisines. Our farm-to-table menu begins at breakfast and continues through lunch and dinner, featuring produce sourced from our own plantations using all-natural methods.
At Xandari, sustainability underlines our every effort. Guests are invited to plant native trees during their stay at Xandari. We research which trees, bushes and flowers especially attract, feed and provide shelter to the various types of birds and butterflies that inhabit Costa Rica and are constantly adding new varieties to our botanical gardens. Listen to the songbirds as you walk through the orchards or take any of the guided tours to the farms, orchid garden and greenhouse.
An experience that is a perfect testimonial to Nature's inherent ways, a community’s bond with the earth, and the promises of a responsible way of seeing the world - that is Xandari.
